What is fractional ownership?

Fractional ownership is when you own only a part of a whole. So when talking in terms of the whole, you are a co-owner with other co-owners together with whom you own the whole unit of the piece of real estate asset/investment

How is it offered?

It is offered on BREFIP; Real Estate Fractional Investment Platform. It is an electronic platform where individuals who wish to invest in real estate fractionally come together to co-own a unit of the real estate asset/investment.

How do I subscribe or sign up?

You can become a co-landlord/fractional owner/co-owner withN25, 000.00 (Twenty-Five Thousand Naira, only) or any amount in multiples of N25,000.00 and slots will be given on a first to subscribe basis on each unit of apartment made available for purchase per time.

What documents do I get upon subscribing, i.e buying a fraction?

Receipt, investment certificate and an Co-ownership Agreement.

Are there other payments, charges or fees apart from the payment for subscription/investment?

No, in most cases, there are no additional payments beyond the payment per unit. However, all payments are indicated on each offer and the peculiarity of each offer will have all necessary payments stated.

When will the flat-apartments become let-able?

When on offer, an apartment will carry estimated let-able/completion date and/or a guaranteed 1(one) year rent from 6months after the communicated delivery date.

Can I transfer my investment sum/fractional ownership to a beneficiary?

Yes, we recognize that fractional owners/investors may need to sell or transfer their “fraction” for varying reasons. Note however that other fractional owners shall have the right of first refusal where you intend to sell and/or transfer your fraction. Transfers will also attract some transactional cost to be paid by you the person selling/transferring.

What type of finishing should I expect for the unit/flat-apartment I am investing in?

Cedar Homes fractional investment options are only for finished and ready to let units. The specific details of the finishing remains as stated in our marketing materials.

How and when can I inspect the property/flat-apartment?

Physical site inspections can be arranged at anytime and virtual inspections are available online and can be accessed from anywhere in the world. Kindly make arrangement with your contact person.

Why should I invest in this platform, what do I stand to gain at the end?

As you probably know, you can hardly go wrong investing in Real Estate if done right. Studies have shown that properties double in price/value over a period of 10 (Ten) years on the average which means that in 5 (Five) years your investment might have had at least a 50% appreciation in value/price. You will get rental income and returns on your investment.

Note also that a yearly valuation will be done on the apartments to ascertain their market value as it appreciates.

Not forgetting that Realty Point Limited shall manage the flat-apartment until winding up after which we will sell it at the prevailing market value and remit your share to you based on your fractional holding. Winding up is initially fixed for 5years from handover.

When and how can I divest or opt out?

You can choose to divest or opt out 3 years after handover subject to resale terms and conditions but winding down the portfolio will be after 5 years.

Are the housing units strictly for residential purpose or they can be used for commercial purpose?

The uses of each property on offer are stated. But the flats apartment units are strictly for residential purposes only.

Can I pay to your agent/staff, etc?

While we are not discrediting anybody, we strongly advice that cash should be paid to Realty Point Limited designated bank accounts. Otherwise, Cheques should be issued in favour of Realty Point Limited only. Please note that the management of Realty Point Limited accepts no responsibility for any liability that may arise as a result of deviation from the above instruction.

How do I receive my returns?

As stipulated in the investment term sheet, payments of return either periodic rental inflows or capital appreciation are made into the designated bank account of the investor as provided on his/her profile. Investors can view the status of their return in their wallet balance on the platform, they can also make withdrawals from that wallet.

What happens to my investment, in the case of death or permanent disability?

The details of the investment shall be disclosed to your Next-of-kin provided during the process of updating your profile after registration and we expect that the Laws of the Land as per Will or how to administer the Estate of anyone who dies intestate shall be followed.

Any other comfort for Investors?

Realty Point Limited has offered to hold herself more accountable. We are not just promising our trade mark ironclad integrity; we are putting our money where our mouth is. To this effect we shall pay home owners stated 1(one) year rent on the apartment where we cannot deliver 6(six) months after the estimated/stated apartment completion/delivery date.
